LOCATION:
Hollow Creek Golf Club was reportedly established and constructed in 2001, in the town of Middletown (a suburb of Frederick).  The $12,000,000 golf facility is located in the Glenbrook community, 3.3 miles south of I-70, bordering Old National Pike (ALT US-40), Middletown Parkway, Holter Road and Glenbrook Drive. "Glenbrook" is a Planned Unit Development (PUD), golf and residential community, located at the southwestern end of the town of Middletown.  Reportedly the community comprises a total of 344 attractive residences mostly constructed by NV Homes.  Approximately 204 of these homes are detached Colonial style residences ranging from 3,200 to 4,000 square feet.  The balance of the homes are three bedroom luxury townhomes.  Nearby are various commercial centers with retail stores, eateries, professional and service centers, etc.

The town of Historic Frederick is situated 10 minutes to the northeast.  Frederick has experienced a major renaissance over recent years and has become a premier  tourist destination.   The town features world renowned restaurants, quality shopping, vibrant night life and the flavor of yesteryear.

SITE:
This spectacular property comprises two parcels known as Parcel 221 (174.40 acres) and Parcel 223 (0.26 acres), in Tax Map 65, Grid 11 for a total of 174.66 acres, more or less.

AERIAL-MED

  • The property features a Championship 18-Hole golf course designed by Rick Jacobson of Jacobson Golf Course Design, Inc, completed for play in 2002.  The par 72 golf course is 6,811 yards from the back tees with a slope of 139 and rating of 72.9.  Golf Card (PDF).  The bent grass greens are multi-tiered with California style construction and comprise approximately 7,000 square feet per green.   The greens have been extremely well maintained with a pace typically running in the 10-12 range on the stint meter.   There are mostly four to five separate tee boxes for each hole varying in shape and moderately elevated with mostly bent grass turf.  The fairways are gently rolling and well contoured, with a combination of bent grass and Poa turf varieties, comprising approximately 28 acres.  The roughs are a mix of native fescues, blue grass and rye, with some tall native grasses, comprising 35 acres, more or less.   There are a total of 67 greenside and fairway sand bunkers (6 were reportedly rebuilt in 2011).  Paved cart paths are tee to green throughout all 18 holes.  The irrigation system is fully automated, double row configuration of Rainbird brand equipment with approximately 900 heads.  Full coverage is throughout tees, fairways, greens and groomed areas of the rough.  The source of irrigation water consists of a large holding pond alongside the 18th hole, behind the clubhouse.  The pond is fed by surface runoff and supplemented with treated grey water by the Middletown sewerage treatment plant.   The water is distributed from a pond-side pump house via two 60 hp pumps.  There are no drought restrictions from the water supplied by the town of Middletown.  Note: The golf course has also been set up for "foot golf".
