LOCATION:
16612 Eagle Harbor Road is located in Aquasco, southern Prince George’s County, a short distance west of the Patuxent River. Waldorf is about 12 miles to the west. Aquasco is a predominantly rural area, with a combination of wooded properties, small farms and homes situated on very large lots. The property sits opposite 16611, 16701 and 16805 Eagle Harbor Road.

SITE:
According to public tax records, the site comprises 26.27 acres, more or less. Also known as Prince George’s County map 182, parcel 72, and by Tax ID# 08-0832261.

The mostly wooded property fronts approximately 1,000' along Eagle Harbor Road, with depths of roughly 1,000' and 1,300'. A boundary survey was conducted in 2007, dividing the property into 4 lots known as parcels "A," "B," "C" and "D." The associated metes and bounds descriptions have been recorded as the legal descriptions in the most recent deed. Lots A, B and D are each a little over 5 acres, and lot C is about 10.5 acres. Subdivision with the County, and private well and septic would be required for development.

Published annual real estate taxes are $3,089.49, based on a full value tax assessment of $238,900. TITLE:
The parcels are in fee simple and sold free and clear of liens.  Prince George's County Deed Liber PM 28892, folio 135.

TERMS OF SALE:
A $10,000 deposit, payable by cashier's check, will be required of the Purchaser at time and place of sale. The deposit shall be increased to 10% of the purchase price by 12:00 noon on Monday, March 28, 2016 at the Auctioneer's office.  Balance to be paid in cash at settlement, which shall take place within 45 days.  If payment of the deposit or balance does not take place within the specified time, the deposit shall be forfeited and the property may be resold at the risk and expense of the Purchaser. Interest to be charged on the unpaid purchase money, at the rate of 12% per annum, from date of sale to date of settlement.  All adjustments, including taxes, all other public charges and assessments payable on a monthly or annual basis, and sanitary and/or metropolitan district charges, if any, to be adjusted for the current year to date of sale and assumed thereafter by the Purchaser.  The property will be sold in "AS IS" condition, and subject to easements, agreements, restrictions or covenants of record affecting same, if any.  Purchaser assumes the risk of loss from the date of sale forward.  The Purchaser waives and releases the Seller, the Auctioneers, and their respective agents, successors and assigns from any and all claims the Purchaser and/or its successors and assigns may now have or may have in the future relating to the condition of the property, including but not limited to the environmental condition thereof.
