IMPROVEMENT DESCRIPTION:
Brick and masonry building - according to public tax records, the building contains 7,680 square feet of gross building area. The front of the building is two stories, arranged for an office on the first floor and apartment above. The office contains three rooms with drop ceiling and laminate floor, two powder rooms and storage areas. The apartment features three rooms and bath. The rear of the building is one story, and arranged as a warehouse and distribution facility. Ceiling heights are 12' and 16'. The 16' portion of the building features a catwalk and lofted storage area. Flat built-up roof. Oil fired forced air heat.

TAXES:
Current annual real estate taxes are $4,335.32 based on a full value assessment of $183,700. TITLE:

TERMS OF SALE:
A $7,500 deposit, payable by certified check or cashier's check, will be required of the Purchaser at time and place of sale. The deposit shall be increased to 10% of the purchase price within 24 hours at the Auctioneer's office.  Balance to be paid in cash at settlement, which shall take place within 45 days.  If payment of the deposit or balance does not take place within the specified time, the deposit shall be forfeited and the property may be resold at the risk and expense of the Purchaser. Interest to be charged on the unpaid purchase money, at the rate of 12% per annum, from date of contract to date of settlement.
