53-55 S. Kresson Street and 4400-4410 E. Lombard Street are located in the Kresson neighborhood of southeast Baltimore City, near Highlandtown, Greektown, Brewer's Hill and Orangeville. The property sits immediately west of I-895 exit 12. Traffic counts along E. Lombard Street are estimated to be 18,000 cars/day, with more than 200,000 cars/day passing a short distance away along I-895, I-95 and US-40 (according to State Highway Administration statistics). The Johns Hopkins Bayview campus, which has been expanding rapidly over the last several years, is approximately 1/4 mile to the east. The location serves as a major thoroughfare for both residents and employees of nearby neighborhoods and major employers.

O'Ryan's Pub has served the neighborhood for many years, and has at times included a deli, liquor store and apartments. Currently the building operates as a bar with the liquor store portion used for storage, and the apartments occasionally used by the owner or employees. 4400-4410 E. Lombard Street currently provides parking for the bar, and also features two operating Clearchannel billboards. The lot has ample frontage on Lombard Street, and could easily be developed for more intensive use. The auction offers an opportunity to buy a commercial building, liquor license and development parcel, separately or together, and utilize them for their respective highest and best uses.
