1818 Maryland Avenue is located in the Charles North neighborhood in central Baltimore City, and is part of the Station North Arts & Entertainment District. Fostered by proximity to Maryland Institute College of Art (MICA), University of Baltimore, Penn Station and the State designation as an Arts & Entertainment District, the area has been undergoing substantial changes for the last 15 years. New MICA buildings and retail development are along both North Avenue and Maryland Avenue, within one-half block of the property. There have also been major renovations to the buildings adjoining the property, and in the rear along Falls Road. The significant changes in the area, end-of-group position of the property, very high commercial zoning and great potential for off-street parking make the auction an excellent opportunity for entrepreneurs, developers, real estate investors, non-profit organizations and home buyers of all types.
