420-430 Merryman Lane is located one-half block south of E. 33rd Street and one-half block west of Greenmount Avenue in the "Abell" neighborhood of Baltimore City. The site is on the eastern edge of Charles Village. Johns Hopkins University is four blocks to the west. The structure has flat built-up roofs over wooden joists reinforced by a steel I-beam, a stucco rear wall, galvanized rain gutters and downspouts and a chain link fenced front asphalt paved yard. The building comprises approximately 1,335 square feet of first floor and approximately 210 square feet of second floor gross building area. The structure has a flat built-up roof, galvanized rain gutters and downspouts, and metal casement windows. The building comprises approximately 1,800 square feet of gross building area. The front portion of the building is used as an office, having carpeting over tile floor, plasterboard walls, and a Celotex-type ceiling. There is one partitioned private office. The office areas has one overhead gas space heater and two wall mounted window air conditioning units. The rear of the building has an assembly area with storage, a loading door and two rest rooms. The rear portion has one overhead gas space heater and one window air conditioning unit. The building has 100 ampere single phase electrical service and a 40 gallon gas fired water heater. Two asphalt paved parking spaces adjoin the building. New roof was installed in 2003; new downspouts in 2005. The building is currently vacant.


Corner lot fronting approximately 107' along the north side of Merryman Lane and approximately 37' along the east side of Brentwood Avenue, with a rear lot line of 82' and a eastern depth of approximately 106' along an alley, comprising approximately 0.14 acre.

A $10,000 deposit, payable by certified check or cashier's check, will be required of the purchaser at time and place of sale. The deposit shall be increased to 10% of the purchase price within 24 hours at the Auctioneer's office. Balance to be paid in cash within 45 days. If payment of the balance does not take place within the specified time, the deposit shall be forfeited and the property may be resold at the risk and expense of the purchaser.
