LOCATION:

135 Village Queen Drive is located one mile north of Baltimore Beltway (I-695) Exit 20. The site is two blocks east of Reisterstown Road (MD-140) and one block south of Greenspring Valley Road. Trentham Mansion is the original manor house for the property currently known as the townhouse and apartment community of The Village of Queen Anne, developed in the 1970s. The property is located one block north of Valley Village, a high volume neighborhood retail center and within two blocks of the recently completed Avalon planned unit development, in a high demographic area of western Baltimore County.

From www.trenthammansion.com and other sources - Trentham Mansion was named for the Free School of Trentham, Staffordshire, England, where Reverend Thomas Craddock had taught. When he married High Sheriff John Risteau's daughter, the estate was her dowry. They built a house in 1746, and in 1747 he opened a boy's school there. The original house, damaged by fire in 1857, was rebuilt in 1860. The octagonal bathhouse dates from 1747, according to the Baltimore County Historical Society.

At present, the manor house is divided into 6 professional office units and 2 apartments. Office units are predominantly occupied by health and wellness therapists. The former bathhouse contains a unit rented as a music studio. The frame home is occupied as a residence. Other outbuildings are used for storage. Of the 10 tenant spaces, 9 are currently occupied.

TITLE:

In fee simple. The property will be sold free and clear of liens. Deed reference - Book 16174, Page 719.

ZONING:

Public records indicated that the property is zoned RO - residential/office. Prospective purchasers are encouraged to perform their own due diligence regarding the permitted uses of the site.

TERMS OF SALE:

A $25,000 deposit, payable by certified check or cashier's check, will be required of the purchaser at time and place of sale. The deposit shall be increased to 10% of the purchase price within 24 hours at the Auctioneer's Office. The holder of the indebtedness, if a bidder at the sale, shall not be required to post a deposit. Balance to be paid in cash at settlement, which shall take place within ten (10) business days following final ratification of the sale by the Circuit Court for Baltimore County at a location designated by the Trustee. If payment of the balance does not take place within the specified time, the deposit shall be forfeited and the property may be resold at the risk and expense of the purchaser. Interest to be charged on the unpaid purchase money, at the rate of 12% per annum, from date of sale to date of settlement. All adjustments as of date of sale. Taxes, rents and all other public charges and assessments payable on an annual basis, including sanitary and/or metropolitan district charges, if any, to be adjusted for the current year to date of sale and assumed thereafter by the purchaser. The property will be sold in "AS IS" condition, without express or implied warranty as to the nature and description of the improvements as contained herein; subject to existing lease and the rights of the tenants in possession; and subject to easements, agreements, restrictions or covenants of record affecting same, if any. Purchaser shall be responsible for obtaining physical possession of the property and assumes the risk of loss or damage to the property from the date of sale forward. The purchaser waives and releases the Trustee, the Auctioneers, and their respective agents, successors and assigns from any and all claims the purchaser and/or its successors and assigns may now have or may have in the future relating to the condition of the property, including but not limited to the environmental condition thereof. The purchaser agrees to waive the right of inspection for lead paint, as provided under current Federal and State law. If the Trustee is unable to convey good and marketable title, the purchaser's sole remedy in law or equity shall be limited to the refund of the deposit. Upon refund of the deposit this sale shall be null and void and of no effect, and the purchaser shall have no further claim against the Trustee or Auctioneers. Recordation costs, transfer taxes and all other costs incident to settlement to be paid by the purchaser. Time shall be of the essence for the purchaser.
