LOCATION & DIRECTIONS:

High traffic commercial location, just north of the Baltimore County borderline.  The parcel is situated just north of Kingsville and south of Bel Air.  The site was formerly used as a used car lot and was improved by a building (since removed).  Access to I-95 is 5 miles to the east via Mountain Road.

The lot is an irregularly shaped parcel, situated across the street from Wilgis Road.  The site fronts 499.42' on Bel Air Road (U.S. Route 1).


The property is identified in Tax Map 55, Grid 4C, Parcel 260, Lot 513, being known and designated as 2700 Bel Air Road (Tax ID 03-045005).


Public sewer is at the site.  A well is on the property, but has been capped and is not usable.


The site is mostly macadam paved and would be ideal for numerous commercial uses including a convenience store.  There are 2 curb cuts from Bel Air Road providing easy ingress and egress.

TERMS OF SALE

Deposit payable by certified or cashier's check of $15,000 will be required of the purchaser at time and place of sale. The deposit shall be increased to 10% of the purchase price within 24  hours at the office of the Auctioneers.  Balance to be paid in cash within 45 days. If payment of the balance does not take place within the specified time, the deposit will be forfeited and the property may be resold at the risk and expense of the defaulting purchaser.
