LIQUOR LICENSE

7-Day LBD-7 Beer, Wine and Liquor License, permitting sales for on and off premises consumption.  The transfer of this liquor license is subject to the approval of the Board of Liquor License Commissioners of Baltimore City as in the case of an original application, and it shall be the sole responsibility of the purchaser to obtain said approval, in line with Article 2B of the Annotated Code of Maryland, any tangible personal property taxes, retail sales taxes, amusement, admission and/or withholding taxes must be paid to the City of Baltimore and/or State of Maryland.

 

INSPECTION TIME

The property will be open for inspection one hour prior to the auction.

 

MANNER OF SALE

The real property will offered first and the bid reserved –  deposit $10,000. The liquor license and any personal property will be offered together, and the bid reserved – deposit  $5,000.  All the assets will  then be offered as an entirety –  deposit  $15,000. The sale will be made in the manner producing the greater amount.

 

TERMS OF SALE

The deposits as stated above, payable by cashier's check are required of the purchaser at time and place of sale. If necessitated by price, the deposit shall be increased to 10% of the purchase price within 24 hours at the Auctioneer's office.  Balance to be paid in cash at settlement, which shall take place within 45 days. If payment of the balance does not take place within the specified time, the deposit will be forfeited and the property may be resold at the risk and expense of the purchaser.  Interest to be charged on the unpaid purchase money, at the rate of 12% per annum, from date of sale to date of settlement.  All adjustments as of date of sale. All other public charges and assessments payable on an annual basis including sanitary and/or metropolitan district charges to be adjusted for the current year to date of sale and assumed thereafter by the purchaser. The property will be sold in an "AS IS" condition, without express or implied warranty as to the nature and description of the improvements as contained herein. The purchaser assumes risk of loss from day of sale. If the Seller is unable to convey good and marketable title, the purchaser's sole remedy in law or equity shall be limited to the refund of the deposit.  Upon refund of the deposit this sale shall be null and void and of no effect, and the Purchaser shall have no further claim against the Seller or Auctioneers.  The purchaser agrees to waive the right of inspection for lead paint as provided under current Federal and State Laws.  Cost of all documentary stamps, transfer taxes and other costs incident to settlement to be paid by the purchaser except where otherwise mandated by local, State or Federal law. TIME IS OF THE ESSENCE.  No Buyer's Premium.
