LOCATION & DIRECTIONS:

"Oliver Beach" is situated in easternmost Baltimore County along the western shore of the Gunpowder River.  The Chesapeake Bay is about four miles cruise to the south.  Water depths in  the area vary from 2' to 8'.  Large sailboats are docked on either side of the auction property.


The Oliver Beach subdivision was recorded in 1931 and is comprised of a variety of housing types and styles.  While some original summer cottages remain, most have been reconstructed into larger year-round homes.  Some new construction has also taken place on remaining scattered lots.  The auction presents a unique opportunity to purchase up to 100' of water frontage with an existing sea wall and pier.  The neighborhood has a community beach for residents.


Baltimore County Public Schools web site indicates nearby public schools are Oliver Beach Elementary, Middle River Middle and Kenwood High.  Gunpowder Falls State Park is within walking distance of the auction property.  The site is approximately six miles east of MD-702, providing expressway access to I-695 (Baltimore Beltway), four miles east of MD-43, leading to White Marsh and I-95, and two miles east of Martin State Airport.  The neighborhood is within fifteen minutes of the BRAC (Base Realignment and Closure) Edgewood and Aberdeen bases, yet is surrounded by pristine ecological areas and outstanding waterfront vistas.

MANNER OF SALE:

Each lot will be offered individually and the bid reserved.  Then, both lots will be offered as an entirety.  The property will be sold in the manner producing the greater amount.

 

TERMS OF SALE:

A $15,000 deposit on 7414 Greenbank Road (Lot 22), $10,000 deposit on Lot 21, or $25,000 if sold as an entirety, payable by certified check or cashier's check, will be required of the purchaser at time and place of sale.  The deposit shall be increased to 10% of the purchase price within 24 hours at the Auctioneer’s office.  Balance to be paid in cash within 45 days.  If payment of the balance does not take place within the specified time, the deposit shall be forfeited and the property may be resold at the risk and expense of the purchaser. Interest to be charged on the unpaid purchase money, at the rate of 12% per annum, from date of sale to date of settlement.  All adjustments, including taxes, all other public charges and assessments payable on an annual basis, and sanitary and/or metropolitan district charges, if any, to be adjusted for the current year to date of sale and assumed thereafter by the purchaser.  The property will be sold in "AS IS" condition, and subject to easements, agreements, restrictions or covenants of record affecting same, if any.  Purchaser assumes the risk of loss from the date of sale forward.  The purchaser agrees to waive the right of inspection for lead paint, as provided under current Federal and State law.   If the Seller is unable to convey good and marketable title, the purchaser's sole remedy in law or equity shall be limited to the refund of the deposit.  Upon refund of the deposit this sale shall be null and void and of no effect, and the purchaser shall have no further claim against the Seller or Auctioneers.  Recordation costs, transfer taxes and all costs incidental to settlement to be paid by the purchaser.  Time is of the essence.
