TERMS OF SALE

MANNER OF SALE

Lots 1 and 3-10 Subdivision of the Kiefer property will be offered first, and the bid reserved.  Lot 2 - 4537 Ridge Road will be offered second, and the bid reserved.  Then both bids will be totaled and the entire property will be offered.  If the bid as an entirety tops the combined total, the property will be sold as an entirety.  If not, both purchasers will be awarded each offering.

TERMS OF SALE 

Deposits as stated above payable by certified or cashier's check, will be required of the purchaser at time and place of sale. Deposits to be increased to 10% of the purchase price within 24 hours at the office of the Auctioneers. If payment of the balance does not take place within the specified time, the deposits will be forfeited and the property may be resold at the risk and expense of the defaulting purchaser.   For Lots 1 and 3-10:  Balance to be paid in cash within 60 days.  Interest to be charged on the unpaid purchase money, at the rate of 12% per annum, from date of sale to date of settlement.  Taxes, and all other public charges and assessments, payable on an annual basis, including sanitary and/or metropolitan district charges, if any, to be adjusted for the current year to date of sale and assumed thereafter by the purchaser.
