TERMS OF SALE

This property is listed on the Baltimore County Final Landmarks List (#255, Milford Mills) and the purchaser must comply with the requirements of Title 7. of the Baltimore County Code, which stipulates that any exterior changes are subject to Landmarks Preservation Commission (LPC) approval. The current owner has had a rear addition to the house removed, which previously serviced both the first and second floors. The purchaser must rebuild a new addition that will architecturally comply with the Secretary of the Interior Standards.  As required by the Baltimore County Code, architectural drawings need to be submitted to the LPC and approved prior to construction.   For more details, contact Karin Brown, at the Department of Planning for Baltimore County, at 410-887-3495 for terms of compliance." Deposit payable by certified or cashier's check of $10,000 will be required of the purchaser at time and place of sale.  The deposit shall be increased to 10% of the purchase price within 24 hours at the office of the Auctioneers.  Balance to be paid in cash within 45 days. If payment of the balance does not take place within the specified time, the deposit will be forfeited and the property may be resold at the risk and expense of the defaulting purchaser. Interest to be charged on the unpaid purchase money, at the rate of 12% per annum, from date of sale to date of settlement.  Taxes and all other public charges and assessments, payable on an annual basis, including sanitary and/or metropolitan district charges, if any, to be adjusted for the current year to date of sale and assumed thereafter by the purchaser.
