LOCATION & DIRECTIONS:

 337 and 341 Edgewater Road are adjoining parcels located in the Magothy River area of eastern Anne Arundel County.  The site is 1.5 miles east of Paul T. The North Shore neighborhood was established in 1933.  Neighborhood homes are a variety of well-maintained single family designs, some with extensive additions and amenities.  The community has a voluntary homeowner’s association.  For $100 annual dues ($50 for seniors), residents can use the community beach, boat ramp, marina and tennis court.  Homes in North Shore are attractive and well maintained.

MANNER OF SALE

 Each lot will be offered individually and the bid reserved.  Then, both lots will be offered together.  The sale will be made in the manner producing the greatest amount.  If sold individually, the seller will create an easement for the owner of 337 Edgewater Road to have access to the pier and waterfront through the 25' strip extending from 341 Edgewater Road to the water.

 

TERMS OF SALE

 A $25,000 deposit on each lot or $50,000 if sold as an entirety, payable by certified check or cashier's check, will be required of the purchaser at time and place of sale.  The deposit(s) shall be increased to 10% of the purchase price within 24 hours at the Auctioneer's office.  Balance to be paid in cash within 45 days.  If payment of the balance does not take place within the specified time, the deposit shall be forfeited and the property may be resold at the risk and expense of the purchaser. All adjustments, including taxes, all other public charges and assessments payable on an annual basis, and sanitary and/or metropolitan district charges, if any, to be adjusted for the current year to date of settlement and assumed thereafter by the purchaser.  The property will be sold in "AS IS" condition, and subject to easements, agreements, restrictions or covenants of record affecting same, if any.  Purchaser assumes the risk of loss from the date of sale forward.  The purchaser agrees to waive the right of inspection for lead paint, as provided under current Federal and State law.   If the Seller is unable to convey good and marketable title, the purchaser's sole remedy in law or equity shall be limited to the refund of the deposit.  Upon refund of the deposit this sale shall be null and void and of no effect, and the purchaser shall have no further claim against the Seller or Auctioneers.  Recordation costs, transfer taxes and all costs incidental to settlement to be paid by the purchaser.  Time is of the essence.
