LOCATION:
The property is located in Northern Carroll County at the edge of the Village of Silver Run, a short distance north of the Union Mills Homestead. The tax record has the property within a Westminster zip code. The largely agricultural area is among the more historic areas in Carroll County, with history in the Silver Run area dating back to the 1700s. A 2006 article in Carroll Magazine frames Silver Run in this way, "In reality, the name fits the community perfectly. There is mystery, allegiance, beauty, and a sweet serenity to this historic northern Carroll County community."

The property is situated on Littlestown Pike (MD-97), a significant commuter route between its namesake, Littlestown, PA, and Westminster. MD-97 changes names as it works south through Montgomery County to the edge of Washington, DC. The Westminster commercial district is about 7 miles south. Surrounding properties are a mix of residential homes, farms, retail and automotive businesses, and recreational facilities. The property is suitable for any number of storage oriented and small agricultural uses.

The lot is mostly level and clear in the front, and wooded with a sloping topography towards the rear.

Zoning - Agriculture

Example suitable permitted uses within an Agriculture district, subject to distance requirements and other regulation, include but are not limited to:

Notwithstanding the area requirements of § 158.070(H), the BZA may consider applications on sites of less than three acres."

A $2,500 deposit, or ten percent (10%) of the Purchase Price (whichever is greater), in cash or cashier's check to be delivered to the Auctioneer's office at 6500 Falls Road, Baltimore, MD 21209, or sent by wire transfer, by Wednesday, September 2, 2020 at 12:00 Noon. Deposit funds shall be held by A. J. Billig & Co., LLC. Balance to be paid in cash at settlement, which shall take place within 45 days. If payment of the deposit or balance does not take place within the specified time, the deposit shall be forfeited and the property may be resold at the risk and expense of the purchaser. Interest to be charged on the unpaid purchase money, at the rate of 12% per annum, from date of contract to date of settlement. All adjustments, including taxes, all other public charges and assessments payable on a monthly or annual basis, and sanitary and/or metropolitan district charges, if any, to be adjusted for the current year to date of contract and assumed thereafter by the purchaser. The property will be sold in "AS IS" condition, and subject to easements, agreements, restrictions or covenants of record affecting same, if any.
