3800 Fort Armistead Road is situated in the southernmost portion of Baltimore City, just north of the Anne Arundel County line. The surrounding area is industrial in nature. Neighbors include the Curtis Bay Shipyard, BGE Power Plant, and numerous manufacturing and warehouse facilities. Substantial highway construction is taking place along Fort Smallwood Road at Beltway (I-695) Exit 1, which will eventually include an expanded entrance ramp and weigh station at the subject property.
Directly opposite the auction property is 3601 Fort Armistead Road (Lot 15), which was acquired by Constellation Power Source Generation (Constellation Energy Group, Inc., parent of BGE). According to CoStar, the parcel, comprising 64.99 acres, was sold on 9/10/2010 for $25,000,000 or $384,675/acre.
Adjacent to the auction property on the east is 3810 Fort Armistead Road (Lot 10). CoStar reports that the 2.89 acre parcel was sold on 10/12/2007 for $675,000 or $233,341/acre.

The property is comprised of two parcels:
3800 Fort Armistead Road - Baltimore City Ward 25, Section 9, Block 7005, Lot 18 - Baltimore City Tax Assessment Records indicate the lot size as 6.26 acres. By deed, the lot contains 6.0597 acres. Due to a relocation of the Beltway Entrance Ramp, the parcel is now believed to contain 5.45 acres.
Baltimore City Ward 25, Section 9, Block 7004, Lot 6 - Baltimore City Tax Assessment Records indicate the lot size as 0.83 acre. By deed, the lot contains 0.9933 acre. According to recent engineering work, the lot is now believed contain 0.97 acre.
The two lots are separated by Hawkins Point Road, a "paper street" at the subject property. The selling party had planned to purchase the roadbed from the Mayor and City Council of Baltimore. The road closure is reflected on various studies and concept plans which are available for inspection.
The auction property is believed to comprise 6.28 acres of land*.

The property is in fee simple and sold free and clear of liens. Deed Liber 12583, page 35.
A $25,000 deposit, payable by certified check or cashier's check, will be required of the Purchaser at time and place of sale. The deposit shall be increased to 10% of the purchase price within 24 hours at the Auctioneer's office. Balance to be paid in cash within 45 days. If payment of the balance does not take place within the specified time, the deposit shall be forfeited and the property may be resold at the risk and expense of the Purchaser. Interest to be charged on the unpaid purchase money, at the rate of 12% per annum, from date of sale to date of settlement. All adjustments, including taxes, all other public charges and assessments payable on an annual basis, and sanitary and/or metropolitan district charges, if any, to be adjusted for the current year to date of sale and assumed thereafter by the Purchaser. The property will be sold in "AS IS" condition, and subject to easements, agreements, restrictions or covenants of record affecting same, if any. Purchaser assumes the risk of loss from the date of sale forward. The Purchaser waives and releases the Seller, the Auctioneers, and their respective agents, successors and assigns from any and all claims the Purchaser and/or its successors and assigns may now have or may have in the future relating to the condition of the property, including but not limited to the environmental condition thereof. If the Seller is unable to convey good and marketable title, the Purchaser's sole remedy in law or equity shall be limited to the refund of the deposit. Upon refund of the deposit this sale shall be null and void and of no effect, and the Purchaser shall have no further claim against the Seller or Auctioneers. Recordation costs, transfer taxes and all costs incidental to settlement to be paid by the Purchaser. Time is of the essence.
*The purchaser, at their option and sole expense, may have the property surveyed by a Registered Maryland Surveyor prior to settlement. If any discrepancy in size exists, adjustments to the sale price will be made on a prorated basis, using the gross sales price of the property divided by 6.28 acres (273,557 square feet).
