945 Bowleys Quarters Road is located along the western bank of a cove at the end of Seneca Creek, which is located between the Middle and Gunpowder Rivers. The cove has been recently dredged. Seneca Creek empties directly into the Chesapeake Bay approximately one mile from the property via boat. According to FEMA Flood Map Panel No. 2400100435F, revision dated September 26, 2008, the improvements are located in Zone AE.

A $20,000 deposit, payable by certified check or cashier's check, will be required of the Purchaser at time and place of sale.  The deposit shall be increased to 10% of the purchase price by Monday, November 14, 2011 at 11 a.m. at the Auctioneer's office.  Balance to be paid in cash within 45 days.  If payment of the balance does not take place within the specified time, the deposit shall be forfeited and the property may be resold at the risk and expense of the Purchaser.  All adjustments, including taxes, all other public charges and assessments payable on a monthly or annual basis, and sanitary and/or metropolitan district charges, if any, to be adjusted for the current year to date of settlement and assumed thereafter by the Purchaser.  Possession of the property shall not transfer prior to December 26, 2011, and may necessitate a rent-back agreement between the Purchaser and Seller, unless otherwise agreed upon between Purchaser and Seller.
